Most installed fences cost $20 to $60 per linear foot in 2026, or $3,000 to $9,000 for 150 feet. Those are national numbers. What your Jackson yard costs comes down to the material, the height, how many gates you want, and how the clay and tree roots treat the digging crew.
These price ranges are national figures published by HomeGuide for 2026. They are not our quotes. Labor rates, material prices and what we find on your lot move a Jackson job up or down within a range. Last checked October 2026.

How much does a 6-foot wood privacy fence cost?
The national range for a 6-foot privacy fence is $25 to $60 per foot installed. The totals below use the general $20 to $60 range for a typical fence. Expect a 6-foot privacy fence to sit toward the higher end of each row, since it takes taller pickets, more rails and heavier posts than a low picket fence.

|---|---|
| 50 feet | $1,000 to $3,000 |
| 100 feet | $2,000 to $6,000 |

What is the cheapest fence to have installed?
Chain link, from about $9 per foot. For a solid fence, pressure-treated southern yellow pine is the low-cost choice in Mississippi, because the timber is grown and treated in this part of the country. If the goal is to keep a large dog in the yard on a budget, 5 or 6 foot chain link does it for the least money, and privacy slats can go in later.
Is black aluminum cheaper than wrought iron or vinyl?
Aluminum is cheaper than wrought iron and close to vinyl. The national ranges are $25 to $75 per foot for aluminum, $50 to $85 for wrought iron and $30 to $60 for vinyl. In Jackson, aluminum also saves upkeep. It does not rust in damp air the way iron does, so there is no scraping and repainting.
How much extra does a gate cost?
Each gate is a separate line on the estimate, priced by its width, material and hardware. A single walk gate costs the least. A double drive gate costs more, and a gate with an operator costs the most. On Yazoo clay, a wide gate needs bigger posts in deeper footings than the fence next to it, and that is included in the gate price.
How much extra for a slope, brush or an old fence?
We price these after walking the line, because no two yards are alike. In Jackson the usual extras are removing and hauling the old fence, clearing privet, wisteria and saplings that have grown through it, cutting through pine and oak roots, and breaking out old concrete. A line that climbs or drops takes more labor than one on flat ground.
I got three quotes and they are far apart. Which one is realistic?
The realistic one is the one whose scope matches the job. Line the quotes up and compare footage, height, post size and depth, lumber grade or vinyl thickness, number of gates, tear-out, permit and cleanup. A quote far below the others has usually left something out, often post depth or haul-off. Once the scopes match, the prices tend to move closer.
Does a fence add value to my home?
It can help a sale more than it raises the appraisal. Buyers with children or pets look for a fenced yard, and a straight, sound fence shows well. A leaning one does the opposite. As for property taxes, your county tax assessor decides how improvements are valued, so ask that office.
