Fence Questions and Answers for Jackson Homeowners

These are short answers to things people ask us by phone. Cost, permits, repairs, storm damage and neighbor questions have their own guides, linked at the foot of the page.

How deep should fence posts be set?

In Jackson, deep enough to get below the soil that moves most and to hold a fence against storm wind. Frost depth does not drive it here. One third of the post length in the ground is a common starting point. Gate posts, corners, 6-foot privacy fence and yards on Yazoo clay go deeper. Where the city code or the manufacturer gives a minimum, we use the larger figure.

Should posts be set in concrete, gravel or foam?

Concrete, for most fences here, and always for gates, corners and privacy fence. A few inches of gravel under a wood post lets water drain off the end grain, which helps in clay that holds water like a bowl. Foam is fast and light. We do not rely on it for gate posts or tall solid fence where storms are a regular event.

How long should I wait before staining a new wood fence?

Until the lumber has dried out. New treated pine is heavy with water. In Jackson's humid air drying takes anywhere from a few weeks to a couple of months, and a hot dry stretch speeds it up. Sprinkle water on a board. If it soaks in, the fence is ready. If it sits in beads, wait longer.

How much does it cost to stain or seal a fence?

The price depends on the length and height of the fence and on how much cleaning it needs. Here, mildew and green algae usually have to be washed off first. Ask us to list it separately on your estimate so you can compare it.

Can I use deck screws to fix loose pickets?

Yes. Pick deck screws that are rated for treated lumber, or use stainless steel. Uncoated steel corrodes fast in treated pine and damp air and leaves rust trails down the boards. On cedar, stainless avoids dark stains at each screw.

Can a faded vinyl fence be painted?

It can, with a paint made for vinyl. Painted vinyl has to be repainted from time to time, and a dark color in Mississippi sun heats the panel enough to warp it. Wash it before deciding. What looks like fading in this climate is often mildew or algae on the surface.

I want a double gate for an RV or trailer but my posts are weak. Reinforce or rebuild?

Rebuild the posts. A gate wide enough for an RV or trailer puts a heavy, constant pull on its hinge posts, and standard fence posts in clay will tip under it. We install larger posts in deep concrete footings, often with a drop rod in the center, and redo the fence panel on each side to match.

Does a new fence raise my property taxes?

Your county tax assessor values property for property taxes in Mississippi, so that office can tell you. Compared with the house and land, a fence is a minor item.
