How much does it cost to fix a leaning fence?
The price follows the number of posts that have failed. Boards do not make a fence lean. Posts do. One or two bad posts is a standard repair. If most posts along a run are loose in the clay or soft at the base, it is cheaper to rebuild that run once than to pay for several visits.
Why is my fence leaning, and can it be fixed without replacing it?
In Jackson the first suspect is the soil, and yes, it can often be fixed. Yazoo clay swells when wet and shrinks when dry, and it works a shallow footing loose over a few seasons. The other causes are posts rotted or termite-eaten at ground level and storm wind on a solid fence. When the panels are still good, we set new, deeper posts and rehang them.
How much does it cost to replace a rotted fence post?
National figures put one or two posts in the $300 to $900 range. We remove the old post and its concrete, dig the hole deeper, set a post treated for ground contact and reattach the rails. Roots, a hole that fills with water, or a post buried in a large lump of old concrete add time.
My gate sags and will not latch. Repair or replace?
Repair is usually enough. When a gate sags, look at the hinge post first. In this soil it has often tipped a little, which drops the latch side. We plumb or replace that post, tighten or change the hinges, add a brace or cable to square the frame, and reset the latch. A gate with a rotted frame is better replaced.

They can, in a new and deeper hole. Jackson rarely freezes hard enough for frost to lift a post. The movement here is Yazoo clay taking on water. The state geological survey describes it as an expansive clay that heaves when saturated and shrinks as it dries. We take the post out, dig past the most active soil, and pour a straight-sided footing that gives the clay less to lift.
My fence line goes wavy every summer and winter. Is it the soil or a bad installation?
Both play a part. The clay under Jackson moves under every fence, well built or not. But a post set deep in a straight-sided footing moves much less than a shallow one in a bell-shaped hole. A line that waves every year was set too shallow for this ground. Uneven watering, a leaking pipe or a downspout near the fence makes one stretch move more than the rest.
A branch bent my aluminum fence. Do I need a whole new panel?
Not always. Some aluminum fences are assembled from separate rails and pickets, and the bent parts can be changed. Others come as welded or riveted panels, and the damaged panel is replaced whole. Text us a picture of the bend and one of the bracket where a rail meets a post. That usually tells us which it is.
